Champlin Place sits on beautiful, wooded acreage in Rochester, NH. The property is designed for those who are 62+ who want to live in an independent living community that offers affordable, well-equipped, modern apartments. Champlin Place offers a property-wide, smoke free living environment.

Inside Champlin Place

With 65 one- and two-bedroom apartment homes, the three-story, secured entry building features elevators, indoor mail delivery, a community room and library. Each level of the building has laundry and trash rooms. Apartments feature modern finishes, large windows, walk-in closets, and all kitchen appliances, including a dishwasher and microwave. Other features include outdoor leisure space and on-site parking. Heat, hot water and electric is included in the rental rate. All apartment homes are constructed to facilitate independent living. Five units are compliant with Americans with Disabilities Act Standards for Accessible Design.

Who Can Apply?

Households in which all members are 62 years or older with gross income at or below 60% of the area median income are eligible to apply for residency. For the units at Champlin Place that have rental rates at between $1,200 and $1,500, applicants must have sufficient income to ensure that the monthly rent is not more than 40% of household gross monthly income.

Low income limits are:

1 Person: $45,950
2 Person: $52,500

Moderate income limits are:

1 Person: $55,140
2 Person: $63,000

One-bedroom apartments range from $1,200 to $1,300, and two-bedroom apartments range from $1,400 to $1,500.

If your household gross annual income is at or below 30% of the area median income, and you require rental assistance, please apply directly through New Hampshire Housing and choose Champlin Place as one of the properties where you would like to live.  (To qualify for this assistance, household annual income limits are currently: 1 person: $27,200, 2 people: $31,500.) New Hampshire Housing holds the wait list for the units that have rental assistance. 

Service Enriched Housing

Champlin Place offers service-enriched housing for adults who are independent but may require some assistance now or in the future. Residents can avail themselves of a full array of services, whether short term or long term, that enable them to live-in-place and not have to move if their needs change over the years.  The services are voluntary and coordinated by Easterseals NH Homemakers & Health Services and by Veterans Count. Services may include in-home support, on-site nursing services, care coordination to address a variety of life domains, mental health counseling, emergency financial assistance, adult day program, and veterans’ services. Social and recreational activities are also offered.

Residency at Champlin Place is open to all qualified, eligible persons in accordance with The Fair Housing Act, which prohibits discrimination in housing-related transactions based on race, color, national origin, religion, age, marital status, physical or mental disability, sex, familial status and actual or perceived sexual orientation or gender identity.  

Champlin Place accepts Section 8 Housing Choice Vouchers.
